Dear Tiny House Community,

It’s with great consideration that I have decided to no longer participate in the tiny house industry and to close A Tiny Good Thing after 7 years. Despite its profitability…

It has been a long and difficult decision…and what I write next is an unpopular opinion usually swept under the rug.

The industry has departed from an environmentally conscious movement with affordable housing at its core.

Commonly tiny homes are being built 28’ or longer with zero building science taken into account. The majority of these homes are built directly on top of steel trailers and are causing severe thermal bridging and temperature transfers through the subfloor resulting in condensation and mold. This is a rarely talked about topic that most professionals in the industry sugar coat. They choose to overlook the potential building failures and to continue turning a substantial profit.

Companies that certify tiny homes have inspectors that don’t understand the building science of building on top of a trailer. They certify to safety, but nothing beyond that like addressing indoor air quality or building a THOW to address potential thermal bridging issues and using energy modeling.

Most tiny homes are also built with toxic materials, lack continuous ventilation systems to filter and refresh the air, and use vapor closed building materials that trap moisture. Additionally, these materials that have a super high embedded carbon footprint. Steel is number 1.

These homes are failing. They are built poorly with an extremely or non existent warranty. Even the expensive ones from builders and trailer manufacturers that claim to be experts. Claiming to be an expert does not make you one. The most knowledgeable people are not shouting from the rooftops that they are one.

Construction and energy used to run homes use more carbon than transportation in the US. Most homes in general and these tiny homes are not sustainable. Many will not last and will live in a landfill forever. Save for a select few that were built correctly…

❄️These colder temps are when thermal bridging through the subfloor is the most extreme.

Really important to keep an eye on the interior humidity, have proper continuous filtered ventilation, turn on a dehumidifier if your subfloor and tiny house is conventionally built (like 95% of the tiny houses out there), and implement other strategies to prevent condensation inside.

A Tiny Good Thing offers consulting to prevent these issues in the design phase and for trouble shooting if it’s too late.
